Welcome to Home Properties. By engaging our services, you agree to the following Terms and Conditions. Please read them carefully.

  1. Nature of the Business
    Home Properties acts strictly as a real estate broker and marketing agency. Our primary services include facilitating house rentals, house/apartment sales, and land sales.

No Property Management: We do not manage properties on behalf of landlords. Once a tenant is placed or a property is sold, Home Properties is not responsible for rent collection, maintenance, repairs, or dispute resolution.

  1. Rental Services (For Prospective Tenants)
    For clients seeking to rent apartments or houses, the following process applies:

Property Search & Request: Clients submit their property requirements to our agents. We utilize our database and networks to find matching properties.

Viewing Fee: Once a suitable property is identified, the client must pay a non-refundable upfront Registration/Viewing Fee before the exact location details and property identity are disclosed.

Property Tours: Upon payment of the Viewing Fee, a Home Properties agent will escort the client to view up to three (3) different properties to make a selection.

Agency Commission: If the client chooses to rent one of the shown properties, an Agency Commission of 5 to 10% of the total cost is required. This commission must be paid prior to or upon the signing of the tenancy agreement.

  1. Property Sales & Marketing (For Sellers/Landlords)
    For property owners seeking to sell land, houses, or apartments, our marketing procedure is as follows:

Initial Assessment & Marketing Fee: The owner must provide initial details and photos of the property. Home Properties will then conduct an on-site visit to verify the property and capture professional photos and videos for social media advertising.

Upfront Fee: The property owner agrees to pay a non-refundable upfront fee to cover our transportation and marketing/advertising costs across all social media platforms.

  1. Sales Closing Procedure (For Buyers & Sellers)
    To ensure maximum security and transparency during the sale of land or buildings, both parties must adhere to the following legal protocol:

Physical Inspection: The buyer must conduct a physical viewing of the property before proceeding.

Witness Requirement: To initiate a transaction, the Buyer must be accompanied by three (3) witnesses, and the Seller must also provide three (3) witnesses.

Legal Transfer: Change of ownership will be officially initiated and processed at the Court.

Payment of Property: Payment for the property will only be made after the legal change of ownership process has commenced and completed.

Sales Commission: Upon the successful sale and payment of the property, the Seller (Property Owner) agrees to pay Home Properties a commission ranging from 5% to 10% of the total final property sale price.

  1. Limitation of Liability
    Due Diligence: While Home Properties advertises properties in good faith, buyers and tenants are responsible for their own due diligence regarding the condition of a property or the validity of land titles.

Agreement Fulfillment: Home Properties is not liable if a property owner withdraws their property from the market, or if a tenant/buyer defaults on their payments after our services are completed.
